Services Offered to our Clients
- Advertising of Property which will include online and rental publications.
- Prior to screening, we will verify applicant’s income to ensure that tenants make required monthly income to qualify for the monthly rent set by client. Applicants are required to provide proof of income through pay stubs or notarized income letter on company letterhead.
- Proper identification such as driver’s license and social security will be required
- Full Tenant Screening done through Resident Data a Choice Point Service. The screening process will provide us with a formatted credit report, collections review, criminal data, and past evictions.
- Milestone Realty, Inc. will draft a customized lease contract drawn up to your specifications.
- Courtesy notices.
- Milestone Property Management Orlando Corp. will collect initial monies. (First Month’s Rent, Security Deposits, Pet Fees, Etc.)
- Processing physical files which include all documents and up to date documentation. Copies of files will be kept in our Miami main office as well as the respective project.
Cost to Client
- An annual 10% of yearly rental income or first month’s rent on 7 month lease due upfront once tenant is secured. Fee is assessed for realty services.
- A $300 processing fee due upfront once tenant is secured. Fee is assessed for all post-services once tenant is secured.
- Early Termination Fee: $295.00

What Services Are We Offering Our Clients?
- Advertising of Communities with For Rent Magazine and For Rent website. (Current advertising done for Audubon Villas and Cascades at Kissimmee begins 8/23/06)
- Verifying tenant income to ensure income qualification. (required 3 X monthly rent)
- Tenant screenings using Resident Data. Resident provides us with credit reports, collections, criminal background overview, sex offender and evictions.
- Drafting customized leases according to landlord’s specifications.
- Collecting initial monies. (Sec Dep., Pet Fees, Etc.)
- Processing of physical files which include up to date documentation (originals sent to Miami, 1 copy at respective community, 1 copy to Audubon Villas)
What fees does the tenant pay?
- Application Fee: $100 per 2 applicants.
- First Month’s Rent
- Security Deposit (Equivalent to one month’s rent)
- Pet Fee: $250 non-refundable or what is set at your sales center as common pratice. (nothing less than $250 unless approved by owner)
- Any additional fees the owner may implement.(Ex. Additional security deposit for collections on credit report)
What fees does the owner pay?
- Annual Fee: 10% of yearly rental income or entire first month’s rent on 7 month leases.
- Processing Fee: $300 (fee is for all services mentioned above)
- Milestone’s fees will be deducted from initial monies collected from tenant. Difference will be sent directly to landlord.
- Termination Fee: $295.00
